What is involved in mold duct and vent cleaning?

The HVAC mold mitigation and duct cleaning process should be systematically organized to ensure comprehensive cleaning of the system while addressing microbial growth, in accordance with NADCA Standards.

The detailed process should encompass, at a minimum, the following step-by-step procedures:


  -Site Inspection: A pre-cleaning inspection will determine the best cleaning methods for your HVAC system according to its type and level of microbial contamination, ensuring the safety of both occupants and workers. During this inspection, we also evaluate any cleaning protocols provided by the customer or an independent industrial hygienist.

  - Site Protection: Implement engineering controls for containment, furniture, floors, and nearby equipment should be with plastic or drop cloths to prevent dust migration or contamination during the service.

Negative Suction Setup: Create a standard access opening in the main duct to attach a large hose connected to our industrial-size HEPA collection vacuum. This puts the system under continuous negative pressure, which centralizes suction and limits dirt, debris, and spores from entering your breathable indoor air space. All supply and return registers are closed off or covered to maximize this centralized suction.
  - Mechanical Duct Cleaning: While under negative pressure, we clean all supply and return main trunk ducts, branch ducts, and vents. We use a combination of three distinct tools to break loose and pull out all contaminants: high-pressure forward/reverse air sweeps, mechanical rotary brushes, and HEPA contact vacuums.
  - Air Handling Unit Cleaning: We thoroughly clean the interior of the furnace or air handler cabinet, the blower fan assembly (including the motor, housing, and blades), and the evaporator coils using HEPA vacuums and specialized brushes. The condensate drain pan, which is a primary source for moisture and mold, is also cleaned and disinfected.
  - Antimicrobial Treatment: Once the mechanical cleaning is complete, we fog the entire supply and return ductwork system with an organic  EPA-registered solution. This targeted mist eliminates floating microbial spores and disinfects the internal components. Because it is a botanical solution, it is human- and pet-safe, but it is highly recommend that all occupants and pets leave the property for a period of time or follow the recommendations of the manufacturer of the product to be applied.

- System Closure and Verification: All access openings made in the sheet metal are sealed airtight using industry-standard sheet metal plates, screws, and professional-grade foil tape.

 - Post-Project Verification: Confirm that the system meets visible cleanliness standards as per industry guidelines, and take digital photographs to document the results. Additionally, verify the proper functioning of both heating and cooling modes prior to leaving the property. If a clearance is part of the project, all engineering controls must remain intact until the independent industrial hygienist has and completed the test.

In certain situations, additional activities may be required to ensure success in HVAC microbial cleaning projects. Here are a few examples:

 

  - Fiberglass Encapsulation Coating: If parts of your duct system are constructed of porous fiberglass material, such as a duct board box or internal insulation, we do not clean them without applying a specialized antimicrobial coating immediately afterward. This coating encapsulates the dense areas of growth and prevents dangerous fiberglass shards or treated mold residues from becoming airborne when the system turns back on. 

 - Flexible duct Replacement: Replace a flexible type of ductwork may be necessary; this material consists of a plastic inner liner reinforced with a spiraling steel wire coil. Aggressive cleaning is not advisable, and if visible microbial growth is present, replacement is recommended according to the standards.

What causes mold in HVAC ducts and vents?

Based on our industry training and field experience, indoor mold growth within HVAC ducts and vents is primarily driven by a combination of specific environmental factors:

  - Moisture: This is the primary factor limiting indoor mold growth. Mold spores typically require materials to remain wet or exposed to high humidity for 48 to 72 hours to actively reproduce. Common moisture sources include disconnected ductwork causing condensation in attics or crawl spaces, elevated relative humidity, and accumulation in the HVAC condensate drain pan.
  - Spores and Oxygen: Fungal spores are ubiquitous in both indoor and outdoor environments and travel easily through the air. When these spores land on a nutrient-rich surface with sufficient oxygen and moisture, active growth occurs.

  - Nutrients: Mold relies on organic substrates as a food source. In an HVAC system, this is generally supplied by the natural build-up of dust, dander, and debris inside the ductwork or on the evaporator coils.

 

Although the first signs of mold appear on the air vents, the real problem is within the HVAC system.
